Acquiring Turkish Citizenship by Real Estate Acquisition

The value of the real estate to be purchased in Turkey is important for the acquisition of Turkish citizenship by real estate investment. Under sub-paragraph (b) of the second paragraph of Artcle 20 of the Regulaton on the Implementaton of the Turksh Ctzenshp Law, foregn natonals: “Found by the Ministry of Environment and Urbanisation to have purchased property worth no less than 250,000 American Dollars or an equivalent amount in another currency with an annotation on the title deed stating that the property may not be sold for a period of three years, or to have entered into a preliminary sales contract before the notary, under wihch the buyer of the property has paid 250,000 Amercan Dollars or an equivalent amount in another currency and which has been included in the land regstry along with an annotation that the buyer undertakes to not assign or transfer the property for a period of three years” Can acquire Turkish citizenship through a Presidental decree.

Valuation of Real Estate

If the foreigner purchased the real estate between 12/01/2017 – 18/09/2018, the value should be 1,000,000 US Dollars (USD), if the foreigner purchased the property after 19/09/2018, the value should be 250,000 US Dollars (USD) required.

The exchange rate published on the offical website of the TCMB will be used to find the USD equivalent of transactions carried out n Turkish lira.

Property Valuation Report

The report on the value of the real estate must be obtained from the real estate appraisal companies published on the websites of the “Capital Markets Board” or the “Association of Appraisers of Turkey“. The preparation of the reports must be within 3 months at the latest until the application date. Otherwise, a new report will be requested.

Receipt of The Immovable Value

The price of the real estate subject to the sales or preliminary sales contract must be made through the bank. Because the payment receipt, in which the payment is approved by the bank, is one of the documents to be submitted during the application.

Conducting Immovable Sales Procedures with Power of Attorney

Real estate sales transactions can be made by power of attorney. For this, the power of attorney must have the authority to commit that the immovable will not be sold for 3 years, the purpose of purchasing the immovable is to benefit from the right to acquire citizenship in the exceptional way specified in the Turkish Citizenship Law, and the authorization regarding citizenship transactions.

Real estate sales transactions can be made by power of attorney. For this, the power of attorney must have the authority to commit that the immovable will not be sold for 3 years, the purpose of purchasing the immovable is to benefit from the right to acquire citizenship in the exceptional way specified in the Turkish Citizenship Law, and the authorization regarding citizenship transactions.

After the immovable purchase process is completed and the necessary documents are obtained, other procedures should be initiated to apply for Turkish Citizenship.
